Serious Tips for Sellers

Real estate used to be about location, location, location. Buyers today are much more savvy and whilst they will consider being close to a good school and being in the “right” suburb, they will be looking behind the scenes at the condition of the property.

Are today’s buyers more interested in value?

According to Realestateview sellers should be aware of other equally important considerations that buyers will look at.

Above and beyond the aesthetics of presenting a home for sale take a stroll around the property and look at any maintenance that needs to be done – and do it. Look for

  1. Garden tidy and free of debris.
  2. Gutters not leaking, cleaned out.
  3. Water heater in good condition, no obvious signs of leaks.
  4. Indoor and outdoor taps – no drips or leaks.
  5. Plumbing – toilets working property, sinks and handbasins all in good condition.
  6. Any signs of mildew or mould, dampness.
  7. Windows, screens and door fittings all in good working condition and clean.
  8. Visible cracks in cornices or ceilings.
  9. Cracks in slab or foundations.
  10. Termite activity – consider having a termite treatment done.
  11. Windows and door fittings.
  12. Roof in good condition.
  13. Electrical wiring is all sound. It’s a good idea to make sure all globes are working.

You’re not trying to present your home as perfect but you do want to show potential buyers that your home has been cared for and well maintained.
