What makes someone decide to sell their home?  It’s generally never a spur of the moment decision, however there can be a number of prompting reasons for selling up and moving including a job transfer, a decision to move somewhere closer to family or maybe all the children have left home or moved away and the home is now too big and it’s time to downsize.

But sometimes a change in the market can be the catalyst to giving it some serious thought. Generally you would think that in a regional area such as Mareeba and the Tablelands that a market change wouldn’t be anything too significant. Recent market reports out of CoreLogic (March 2021) show that house values across rural in-land council regions are showing strong housing market conditions.

And from our perspective as a local Real Estate Agency it’s surprising the number of people from southern areas who walk into our Office every week looking for property to purchase. We have seen a steady increase in buyer demand since the beginning of the year but it has definitely picked up in the last month or so.

And this creates a great environment for sellers. Buyer demand right here in Mareeba is at an all time high and many of them are cashed up and ready to move quickly.

It’s a record season

As fast as we get property listed for sale we are inundated with requests for inspections and offers follow very quickly. One property was listed for sale on Tuesday, had a contract on it by the Friday and settled the following Friday. That’s a record (for our Agency) of 10 days!
